Inventory is starting to inch up across Princeton and several surrounding Central New Jersey markets, including West Windsor, Montgomery, and South Brunswick.
For buyers, that can be a positive change. More inventory generally means more choice and potentially less pressure to jump on the first property that becomes available.
But there’s an important caveat: this market is not behaving the same way at every price point.
I’m seeing very different conditions depending on the type of home, neighborhood, and price range. In Princeton, for example, several homes can come onto the market in one higher-end segment while another segment remains extremely tight.
That’s why I keep saying this is becoming a tale of two markets.
For sellers, more inventory means you have to be even more careful about how you bring your home to market. You can’t simply overprice a property and assume buyers will compete for it. Preparation, presentation, and pricing are becoming increasingly important as buyers gain more options.
For buyers, increased inventory can create opportunity — but understanding exactly where that inventory is showing up matters.
The broader headline may say inventory is rising, but your experience can still look completely different depending on whether you’re shopping in Princeton, West Windsor, Montgomery, South Brunswick, or another nearby market.
