Princeton’s luxury real estate market is showing some noticeable changes in 2026, especially for single-family homes priced above $2 million.
Year-to-date, Princeton has recorded 34 single-family sales above $2M, compared with 49 sales in 2025.
At first glance, that drop may look like weakening demand. But inventory is a major part of the story. There simply haven’t been as many luxury homes available, and some of the current inventory consists of new construction that may not yet be move-in ready.
Another number worth watching is days on market.
In 2025, luxury homes in this segment averaged about 49 days on market. In 2026, that number has increased to roughly 73 days.
That does point to some market normalization, but 73 days is still not particularly long for a $2M+ luxury property.
The key takeaway is that Princeton’s luxury housing market cannot be judged by sales volume alone. Inventory, condition, timing, and the type of homes available all play a major role in what the numbers actually mean.
