Why I Predicted Lawrenceville Real Estate Would Take Off in 2026

At the beginning of the year, I predicted Lawrenceville would be one of the Greater Princeton area's markets to watch. As prices in Princeton, West Windsor, Montgomery and Plainsboro continued to rise, Lawrenceville offered buyers an opportunity to get significantly more house for their money.

Now we're seeing that play out. There are only 32 active single-family homes in Lawrenceville, with 13 under contract and a 2.46-month absorption rate - statistically a seller's market.

But there's an important shift beneath the surface: nearly half of the active inventory has been on the market for more than 30 days. If those homes continue to sit, we could see more price reductions or listings come off the market entirely.

For buyers and sellers, Lawrenceville remains one of the most interesting markets to watch in the Greater Princeton area in 2026.
