Fall Princeton Housing Market Update

Even with the cooler fall air setting in, real estate here continues to move — and there are a few trends worth noting.

Recent Highlights & Notable Sales

  • Several single-family homes in Princeton with 3-5 bedrooms and 2-4 bathrooms have closed between $750,000 and $1.65M, depending on size, condition, and location. 

  • A more upscale property (5 beds / 6 baths) in the higher-end inventory recently sold for about $1.65 million. 

  • Condos or smaller homes (2-3 beds, 2-3 baths) are seeing solid demand in the ~$700,000 to ~$1,200,000 range. These often move more quickly in desirable areas. 


What’s Driving the Market Right Now

  • Supply remains constrained. Active listings are modest, which tends to give sellers an advantage, especially for well-maintained homes in desirable neighborhoods.

  • Strong buyer demand in quality product. Homes that are updated, well-priced, or in key Princeton zones are still getting good attention. Some are selling close to or slightly above list.

  • Stability in pricing. While median and average prices are high, there’s no dramatic downward shift — more of a leveling off in many sectors. In more luxury properties, pricing expectations are nuanced (condition, style, lot size matter).

  • Time on market creeping up slightly, especially for properties that need more work or that are priced aggressively. Buyers seem more selective, especially with seasonal shifts.


What This Means for Buyers & Sellers

For Sellers:

  • This is still a favorable time to list if your home is in good shape. You can often expect competitive offers if pricing is realistic.

  • Investing in staging, updates (cosmetic or otherwise), and marketing will pay off more than trying to overshoot pricing by a large margin.

For Buyers:

  • Expect to act more decisively. Good homes in Princeton are still moving well.

  • Consider expanding your criteria or neighborhoods slightly if nothing ideal is available — that may yield value.

  • Financing and inspections still matter: with fewer competing offers, there could be more wiggle room in negotiations, especially for factors like repair credits or closing cost assistance.
